1 BHK, 2 BHK and 3 BHK sizes, and how many fit on your floor

Before you talk to a builder, it helps to know how big each type of home usually is and how many fit on one floor of your plot. Sizes below are typical built-up areas in Hyderabad; your architect will refine them.

How many units fit on one floor?

Using the buildable area per floor from the planner (Stilt + 2 floors, 30–40 ft road) and keeping about 150 sq ft for the staircase and lift:

Plan it floor by floor

In the planner's Floor-by-floor table, open any floor with the small arrow, add units (1 BHK to 5 BHK, shops, offices, washrooms, a home theatre and many more), set their sizes, and see at once how much space is left or over. You can also set your own floor area, for example 1,450 sq ft agreed with the customer, and plan against it.

Questions

What is the size of a 2 BHK in sq ft?

A 2 BHK is typically about 900 to 1,100 sq ft built-up. The planner starts it at about 1,000 sq ft, and you can change it.

How many 2 BHK flats fit on one floor of a 40×60 plot?

With about 1,677 sq ft buildable per floor (Stilt + 2) and some space for the staircase, a 40×60 floor typically fits 1 × 3 BHK · 1 × 2 BHK + 1 × 1 BHK · 2 × 1 BHK.

Can I plan different units on each floor?

Yes. Open each floor in the Floor-by-floor table and add the units you want, for example a 3 BHK on the 1st floor and two 1 BHKs on the 2nd floor.
